Fall Renovation Season
Aeration + Overseeding + Fertilizer in Seattle
Most lawns:
$275–$435 tax included
All three, in a single visit across Seattle and nearby. Get your price by text in about 5 minutes.
Your address is what I price from. Your number is where I send it.
I measure from satellite — no estimator comes out.
Open the soil, then feed and seed it
The aeration opens up the soil, and that’s the best moment to put the seed down. It gets into the openings instead of sitting on top of the thatch. That’s why I do them in the same visit.

Compacted Thatch sealing the surface -
Opened Cores pulled, soil exposed -
Seeded Seed down in the openings
Open & Feed in Seattle

Open & Feed Plus
$675
up to 2,000 sq ft, tax included · larger lawns by estimate
Dethatching + aeration + premium overseeding + winterizing fertilizer. The dethatching clears the thatch layer first, so the aeration and the seed are working on bare soil.
One or two a day
Dethatching fills the truck with debris, and it has to be emptied before the next one.

Premium seed goes down at
5 lbs per 1,000 sq ft
— so a 2,000 sq ft lawn gets a full 10 lbs — and starter fertilizer goes down with it.

The ground in Seattle
Seattle has its own USDA soil survey, and what it largely maps is disturbance. Urban land–Alderwood complexes cover about 64 percent of the city, and the USDA estimates roughly 60 percent of that is urban land — graded, filled or built on — against about 15 percent intact Alderwood. Where the original soil does survive, dense material sits around 35 inches with water perching at 26.
Core aeration works the top few inches — the root zone, where compaction from construction and foot traffic actually sits. It does not reach the dense glacial layer 20 to 40 inches down, and nothing a lawn service does will.

Fall renovation FAQ
Do you cover my part of Seattle?
Most likely. Seattle sits in King County, and I run renovation routes through 98103, 98105, 98107, 98115, 98117, 98118, 98122, 98125, 98126 and 98136. I also work Shoreline, Tukwila, Bellevue and Burien. Send the address and I’ll tell you straight rather than guess.
When does fall renovation happen?
The renovation season runs from early September through mid-November. I schedule in the order requests come in, and Plus jobs fill up first.
Can I get aeration on its own?
Yes. Aeration by itself is $120 up to 2,000 sq ft, plus $15 for each additional 1,000 sq ft, tax included. Most people booking this fall take the package, since the seed and fertilizer go down while the soil is open.
Do I need to know my lawn's square footage?
No. Send the address and I measure it from satellite - that's what the price is based on.
Is the price really what I pay?
Yes. Every price here includes Washington sales tax. No trip charge, no fuel surcharge, no add-on for the basics.
Do I have to sign a contract?
No. This is a one-time job. No contract, no auto-renew, no cancellation fee.
What if it rains?
Saturated ground compacts underfoot, so I don't work a soaked lawn. If your day is too wet I text you and move it, usually within the same week.
